This position is responsible for assisting the Community Manager in the financial administration of the community and, in some cases, oversight of the leasing staff on a day-to-day basis.
Essential Functions and Responsibilities:
Assist the Community Manager with oversight of the leasing team and training
Support Leasing Consultants in the leasing of apartments and ensure that Fair Housing guidelines are followed; verify potential resident applications; may be required to lease apartments as necessary
Post rental collections, make bank deposits and oversee the administration of accounting functions for the community
Meet regularly with Community Manager and Regional Manager to discuss community performance
Conduct a monthly market survey and recommend pricing changes
Maintain and update resident lease files and computer records for the community, including generation of reports
Process notices to vacate & manage delinquency/file evictions as necessary and all necessary associated collections activities
May field resident concerns and coordinate resolution with Community Manager or other member of the leadership team
Perform administrative duties as assigned by the Community Manager

Strong working knowledge of MS Office Suite to include MS Excel required

Leasing Consultants have primary marketing responsibilities as they pertain to interfacing with prospective residents at the community, handling day-to-day issues with current residents, and coordinating the renewals of existing leases.
Essential Functions and Responsibilities:
Provide excellent service to all residents, prospects and visitors to the communities
Effectively lease apartments and sell properties products and services in accordance with budget guidelines
Follow Fair Housing Standards in all matters when working with prospects and residents
Follow up on leasing traffic entries and monitor traffic trends
Maintain thorough product knowledge of property and that of major competition
Conduct outside marketing activities in order to position Solid-Properties communities as communities of choice Coordinate the application review for each lease including credit and income verifications
Complete lease packets and files for each resident to include the lease, all addendums and other proper documentation as indicated on checklist
Ensure the condition of leased apartments prior to move-in, including a final inspection and walk through with resident
Follow up with residents throughout their lease terms and coordinate the renewal process for each lease
Provide excellent customer service to residents, ensuring their needs are met
